Section 2 of the Residential Purchase Contract covers treatments, repairs, and replacements. It states that if a buyer receives any written inspection reports, the buyer must provide a copy of those reports to the seller within 24 hours of the reference date expiration.
When delivering the report, the buyer must also do one of two things: either cancel the contract based on the inspection findings, or submit a TRR (Treatment, Repairs, and Replacements request) identifying the items they want the seller to address. This is when negotiations take place.
The contract does not state that the seller must pay for the inspection report, nor does it say the buyer can choose whether or not to provide it. It clearly states that buyers must deliver copies of any written reports they receive to the seller.
So, sellers, the question is: did you receive copies of the written inspection reports?
